Terms of Service

These Terms of Service ("Terms") govern your use of the services provided by Universal Facility Cleaning LLC ("UFC Cleaning," "we," "us," or "our"). By requesting a quote, booking a service, or authorizing work, you agree to these Terms. Please read them carefully before proceeding.

1. Services Offered

UFC Cleaning provides the following services across the Dallas-Fort Worth metroplex:

  • Residential Cleaning — routine and deep cleaning for homes, apartments, condos, and luxury properties.
  • Office Cleaning — regular and one-time cleaning for offices, breakrooms, restrooms, lobbies, and shared workspaces.
  • Commercial Cleaning — professional cleaning for retail spaces, warehouses, restaurants, and commercial properties.
  • Post-Construction Cleanup — drywall dust removal, debris cleanup, surface wipe-downs, HVAC cleaning, and final detail cleaning for newly completed construction projects.
  • Demolition — interior and structural demolition for commercial and construction projects up to 3 stories; projects exceeding 3 stories require alternative methods and separate arrangements.
  • Power Washing — exterior cleaning for driveways, sidewalks, building facades, and hard surfaces, starting at $20.
  • Junk Removal — hauling and disposal for homes, offices, rental properties, and construction sites across DFW.
  • Snow Removal — seasonal snow and ice removal services (availability subject to weather conditions).
  • Emergency & After-Hours Cleanup — available 24/7; work begins within one hour of bid approval at no additional after-hours fee.

All services are subject to availability. We reserve the right to decline any project that falls outside our capabilities or safety standards.

2. Quotes and Estimates

  • All quotes are provided free of charge and are based on the information supplied by the customer at the time of the request.
  • On-site estimates are available and provided before leaving the property.
  • Quotes are valid for 30 days from the date issued unless otherwise stated.
  • Final pricing may be adjusted if the actual scope, condition, or size of the project differs materially from what was described at the time of quoting.
  • For complex or multi-service projects, a custom package quote will be provided. Changes to scope after approval may result in a revised quote.
  • Demolition, post-construction, and large commercial projects require a signed approval before work begins.

3. Scheduling and Access

  • Standard operating hours are 9:00 AM – 5:00 PM, Monday through Friday. Emergency and after-hours services are available upon request.
  • Work typically begins within one week of bid approval for all service types.
  • You are responsible for ensuring that UFC Cleaning personnel have safe and unobstructed access to the property or job site at the scheduled time.
  • If access is denied or the site is not ready at the scheduled time, a rescheduling fee may apply.
  • For demolition and large commercial projects, the customer must ensure all necessary local permits are obtained prior to the start date. UFC Cleaning will assist in identifying permit requirements upon request.

4. Payment Terms

  • We accept cash, credit/debit card, check, business-to-business (B2B) invoicing, and wire transfer.
  • For residential cleaning services, payment is due upon completion of each service visit unless a recurring billing arrangement has been established.
  • For commercial, post-construction, demolition, and large-scale projects, payment schedules will be outlined in the project agreement. Deposits may be required before work begins.
  • Invoices not paid within the agreed-upon timeframe may incur a late fee of 1.5% per month on the outstanding balance.
  • Returned checks are subject to a $35 returned check fee.
  • UFC Cleaning reserves the right to pause or suspend services on accounts with outstanding balances.

5. Cancellation and Rescheduling

  • Residential and office cleaning: Please provide at least 24 hours' notice to cancel or reschedule without charge. Cancellations made with less than 24 hours' notice may be subject to a cancellation fee of up to 50% of the scheduled service cost.
  • Commercial, post-construction, demolition, and large-scale projects: Cancellations after project approval or once materials and equipment have been mobilized may result in charges for work performed, equipment delivery, and any non-recoverable costs incurred.
  • UFC Cleaning reserves the right to reschedule services due to severe weather, equipment issues, or other circumstances beyond our control. We will provide as much advance notice as possible in such situations.

6. Job Completion and Customer Satisfaction

  • No job site is finalized until the customer is completely satisfied with the results.
  • The owner or General Manager must approve all job sites before the project is considered complete. Quality inspections are conducted for all service types.
  • If you are dissatisfied with any aspect of the work, please notify us before our team leaves the property. We will address the issue immediately at no additional charge.
  • Post-service complaints must be reported within 24 hours of service completion. We are not responsible for conditions that arise after this period or that are unrelated to our work.

7. Waste Disposal

  • Debris and waste are disposed of at C.M. Hinton Jr. Regional Landfill at a tipping fee of $50 per ton, which will be included in project pricing where applicable.
  • UFC Cleaning does not handle hazardous waste, including but not limited to asbestos, lead paint, chemicals, or biohazardous materials. If hazardous materials are discovered during a project, work will be paused and the customer will be notified immediately.
  • All waste disposal is conducted in compliance with applicable local and state environmental regulations.

8. Insurance and Liability

  • UFC Cleaning carries $2,000,000 in general liability insurance with a 2% deductible per claim.
  • Our liability is limited to direct damages caused by our negligence during the performance of services. We are not responsible for pre-existing damage, normal wear and tear, or conditions we were not made aware of prior to the start of work.
  • Customers are responsible for securing or removing fragile, valuable, or irreplaceable items from work areas prior to service. UFC Cleaning is not liable for damage to unsecured items.
  • Demolition services carry inherent risks. Customers are responsible for ensuring the property is clear of occupants and personal belongings before demolition begins. UFC Cleaning follows all OSHA Job Safety Analysis (JSA) procedures on every project.
  • UFC Cleaning does not currently carry workers' compensation insurance. Independent contractors engaged for specific projects are responsible for their own coverage.

9. Safety

  • UFC Cleaning adheres to OSHA Job Safety Analysis (JSA) procedures on all job sites. Our General Manager serves as the on-site safety supervisor for demolition and commercial projects.
  • Customers and their guests must stay clear of active work areas, particularly during demolition and heavy equipment operations.
  • UFC Cleaning reserves the right to halt work immediately if unsafe conditions are identified on site. Work will resume once the safety concern is resolved.

10. Service Area

UFC Cleaning serves the entire Dallas-Fort Worth metroplex, including all DFW cities within approximately 60 miles of Carrollton, TX. Services outside this area may be available for large-scale projects at an additional travel and logistics fee, to be quoted separately.

11. Use of Photos and Testimonials

UFC Cleaning may photograph completed projects for marketing, portfolio, and quality assurance purposes. By allowing us to perform services on your property, you grant us permission to use project photos for these purposes. If you do not wish for your property to be photographed, please notify us in writing before the start of service.

12. Governing Law and Disputes

These Terms are governed by the laws of the State of Texas. Any disputes arising from or related to our services will be resolved as follows:

  • Both parties agree to attempt to resolve disputes informally by contacting UFC Cleaning directly at the information below.
  • If informal resolution is not possible, disputes will be submitted to binding arbitration in Dallas County, Texas, in accordance with the rules of the American Arbitration Association.
  • Nothing in these Terms prevents either party from seeking emergency injunctive or equitable relief from a court of competent jurisdiction.

13. Changes to These Terms

UFC Cleaning reserves the right to update these Terms at any time. Changes will be posted on this page with an updated effective date. Continued use of our services after changes are posted constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
